Case Study — Property Analysis

From indecision to clarity on a property choice in Nimmanhaemin

Challenge

A couple in their late thirties had been renting in Chiang Mai for six years and were considering purchasing a condominium in the Nimmanhaemin area. They were unable to determine whether buying made financial sense, given uncertainty about their long-term plans and the size of the deposit required.

Solution

Over two sessions, Fernglen built a comparative cost model using their specific rental rate, the target property's price, Thai Land Department fee schedules, and three different deposit investment scenarios. The model was run across 5, 10, and 15-year horizons.

Result

The analysis showed that the break-even point was approximately 11 years for the specific property. Given their uncertainty about long-term plans, they chose to continue renting — a decision they felt comfortable reaching because it was based on actual numbers rather than assumptions.

Case Study — Curriculum Design

Financial education curriculum for a community development organization

Challenge

A Chiang Mai-based development organization wanted to integrate financial literacy into their rural community programs. They had neither the internal expertise to develop the content nor a clear sense of where to begin, and needed something their field staff could deliver without financial backgrounds.

Solution

Five sessions with Fernglen produced a complete modular curriculum covering savings habits, basic risk concepts, and household cash flow. Each module included a facilitation guide, discussion questions, and a simple assessment tool that field staff could use without training.

Result

The organization ran the first cohort through the curriculum within three months of the design work concluding. Participant feedback from the first round showed 84% reported improved understanding of household savings decisions following the program.
